We offer two packages for Landlords - Let Only Service or Full Management

  • THE FULL MANAGEMENT SERVICE

    This involves everything within the Letting Only service. In addition to this, we will:

    • Collect the monthly rent due from the tenants(s) and chase up any late rent payments as required. It is important to note however, that Parkes & Co do not act as a debt collector.
    • Upon receipt of the rent paid by the said tenant(s), to pay the same over to you by BACS to your nominated Bank/Building Society account as per any pre-arrangements made.
    • To prepare monthly statements detailing payment received by the agent on behalf of the Landlord's let property and to clearly state any deductions or fees made by the agency.
    • Arrange and co-ordinate the tenants occupation and vacation of the property.
    • We will carry out property inspections whilst the tenants are in occupation to check the property is being looked after.
    • Arrange for appropriate tradesmen to effect necessary repairs and decoration to a maximum cost of £100.00. In excess of this amount, we will obtain your approval first except in cases of emergency.
    • Arrange and coordinate gas inspections, safety inspections and energy performance certificates in accordance with current regulations.

  • THE LETTING ONLY SERVICE (TENANT FIND)

    On your behalf we will:

    • Prepare the particulars of your property (such as photographs, rental costs, availability date etc.)
    • Advertise your property on the internet through our own website and various other markets leading sites such as rightmove.co.uk
    • Display your property in our shop window, add the property to our To Let list and circulate to prospective tenants.
    • Erect a To Let board at the property.
    • Arrange and carry out viewings with prospective tenants.
    • Organise all the relevant credit searches, employment and current landlord references.
    • Prepare tenancy agreements and relevant notices and co-ordinate the signing of the same by the tenants.
    • Arrange and coordinate an Energy Performance Certificate.
    • Collect one months' rent in advance, together with a deposit/bond.
    • Carry out an Inventory of the property.
